Effective May 2022 the Florida legislature revised the 718 and 719 Florida Statutes as part of Senate Bill 4-D, otherwise known as the "Surfside Bill". In June 2023, the legislature revised the statutes again in the form of Senate Bill 154. The new bill requires that certain Florida condominiums and cooperatives conduct what are now known as "Structural Integrity Reserve Studies" and "Milestone Inspections". The inspection requirements for these two services are based on building height, age, the city and/or county in which the property is located and requirements dictated by local enforcement agencies.
Additionally, these services must be conducted by qualified professionals i.e. (Professional Architects or Engineers, licensed in the State of Florida, Reserve Specialists and Professional Reserve Analysts), in order to maintain compliance with the Florida Statutes.
